We Prepare

Before our meeting, we review your plans in detail, prepare redline notes highlighting areas of concern, and create overlay sketches with possible solutions.

Live Review

We meet on Zoom and walk through every finding — what's working, what's not, and exactly how to fix it. Fast-paced, expert-level, actionable.

Your Roadmap

After the session, you receive all redlines, sketches, and a written summary. Take these back to your architect or builder and implement with confidence.

That's exactly who this is for. Every team benefits from an independent review — someone who isn't close enough to the plans to have stopped seeing the gaps. We provide a fresh read with two decades of construction document experience behind it, and you'll receive materials you can hand directly to your architect, designer, or builder.

Plans should be drawn to scale in PDF format and clearly show all rooms, cabinets, plumbing fixtures, and key appliances (stovetop, oven, refrigerator). Use standard floor plan graphics. Any notes should support what's already drawn rather than outline future possibilities — we review what's on paper.

We need floor plans in PDF format, drawn to scale. If your plans are in CAD or another format, we can usually work with them — just reach out before booking so we can confirm.

Yes. With over 20 years of corporate design experience — including projects for NBCUniversal, TelevisaUnivision, and Sony Music — we bring deep expertise in commercial spatial planning. Office layouts, reception areas, conference rooms, creative studios — we've designed them all.

It is — because the real work happens before we ever get on the call. We review your plans in detail ahead of time, prepare redline markups, and sketch solutions so the session itself is focused entirely on walking you through findings and answering your questions. There's no warm-up. We come prepared. We recommend recording so you can stay in the conversation instead of taking notes.

It happens — and it's a great outcome. It means your team got it right. You'll still receive a written summary confirming what we reviewed and validating the plan's soundness, which you can share with your architect or builder as independent verification. There are no credits or refunds for a clean review — the value is in the expert analysis, whether we find ten issues or none. Think of it like a home inspection: you're paying for the expertise and the peace of mind, not just the findings.

Absolutely. Many of our full-service clients start with a plan review. If you decide to move forward with Full Service Design, we'll credit your review fee toward the project retainer.

Yes. Spatial planning sessions are conducted via Zoom and are available to clients anywhere in the world. All services are priced and invoiced in U.S. dollars (USD). International clients are responsible for any currency conversion fees or bank charges on their end. If you're based in the EU or UK and need a VAT-compliant invoice, let us know at the time of booking.

All review fees are non-refundable. Sessions may be rescheduled up to 72 hours in advance with a $75 rebooking fee, subject to availability. Sessions must be rescheduled within two weeks of the original appointment.

Availability depends on the season — we typically have openings within one to two weeks, though spring and early summer fill faster as Miami's build season ramps up. Check in with us and we'll find a time that works.
