Designing for the Miami Climate: Materials That Last

Designing in Miami is designing for extremes. We get relentless UV exposure, salt-laden air that corrodes metal in months, humidity levels that warp wood overnight, and hurricane winds that test every fastener and seal. Beautiful design means nothing if it can't survive the environment.


Here's what we've learned from decades of building in South Florida — and what we always specify for our clients.


Flooring


Porcelain tile and natural stone (particularly travertine and coral stone) are your best friends in Miami. They handle moisture, stay cool underfoot, and age beautifully. If you want the warmth of wood, go with engineered hardwood rated for high humidity — never solid hardwood, which will cup and buckle within a year.


Cabinetry


Marine-grade plywood or solid PVC for anything near moisture. We've seen too many beautiful kitchens with MDF cabinets that swell and delaminate after one summer of heavy cooking. The upfront cost difference is negligible compared to replacing cabinets three years in.


Metals and Hardware


Stainless steel (316 marine grade for exterior), brass, and bronze hold up to salt air. Standard chrome and nickel will pit and corrode faster than you'd expect — especially on outdoor fixtures, gate hardware, and anything within a mile of the ocean.


Exterior Paint and Finishes


Elastomeric coatings for exterior walls. They expand and contract with temperature swings and resist moisture penetration far better than standard latex. For exterior wood features (if you must), we specify Accoya or thermally-modified wood — both engineered for extreme moisture resistance.


The takeaway: in Miami, material selection isn't an aesthetic decision — it's an engineering one. Get it right, and your home looks stunning for decades. Get it wrong, and you're renovating again in five years.
